Roommate Agreement
An agreement between people sharing a home: who pays what share of the rent and utilities, how the security deposit is contributed and returned, how bills are handled, house rules on guests, noise, smoking and pets, cleaning, and how much notice a departing roommate must give. It is a contract between the occupants, and the document says so — it does not bind the landlord, does not change the lease and does not make anyone a tenant of the landlord who was not one already. The wizard adapts to the arrangement: where everyone is on the lease it explains joint and several liability, so that a roommate who covers the whole rent has a contractual claim against the others rather than a defence against the landlord; where only one person holds the lease it flags the sublet-consent problem and the fact that removing the other occupant is an eviction, not a lock change.
