Residential Tenancy Agreement

A residential tenancy agreement for a dwelling in the Republic of Ireland, drafted against the Residential Tenancies Act 2004 as amended to the Residential Tenancies (Miscellaneous Provisions) Act 2026. It records the RTB registration duty under section 134, the Part 4 tenancy of unlimited duration that arises after six months' occupation under section 28, the deposit and advance-rent limits in section 19B, the section 19 rent-setting rules that now apply nationwide, the rent-history and comparable-dwelling statement that section 12(1)(i) requires the landlord to furnish to the tenant and to the Board at the commencement of the tenancy, the statutory notice periods in section 66, and the landlord and tenant obligations in sections 12 and 16. It is for dwellings to which the Act applies: if you live in the dwelling yourself, the Act does not apply and you need a licence agreement instead.
