Rent Increase Pack (Section 13 / Form 4A)
Since 1 May 2026 the Renters' Rights Act 2025 makes section 13 of the Housing Act 1988 the only way to increase the rent of a private assured periodic tenancy in England: rent-review clauses are no longer effective, an increase can take effect at most once every 52 weeks (and never within the first 52 weeks of the tenancy, whenever it began), at least two months' notice is required, and the notice must be on the prescribed Form 4A or in a form substantially to the like effect (S.I. 2026/354, reg. 3(d)). This pack does not imitate the official form. It produces (1) a values sheet covering the fields Form 4A requires so you can transfer your answers onto the official form from GOV.UK, (2) a cover letter to serve with the form, and (3) a compliance checklist covering the 52-week rules, the two-month notice arithmetic, rent-period alignment, and the tenant's right to challenge at the First-tier Tribunal.
